How to Verify a Dubai Property, Broker and Project: 2026 Guide

Use official DLD checks for property status, title deeds, licensed brokers, off-plan projects and escrow details before signing or paying.

Before buying property in Dubai, verify more than the listing. The property’s ownership category, title evidence, seller or developer, broker record, off-plan project and payment account are separate facts. One successful search does not prove the whole transaction.

This is a pre-signing and pre-payment verification checklist. It shows where DLD provides an official lookup and where you still need source documents or qualified advice. It is not a full purchase-process guide or a guarantee that a transaction is safe.

Create one identity sheet for the transaction

Begin with the official identifiers you expect to see across every record. For a ready property, include the plot or unit, title reference, owner or seller, buyer and any representative. For off-plan, add the project number, developer entity, phase, unit, purchaser and project escrow account.

Do not explain away a mismatch because the commercial name looks familiar. Record it, stop the affected commitment and obtain written evidence linking the names or entities.

Verify the property’s ownership status

DLD states that non-UAE nationals may own property in freehold areas. Its Property Status Enquiry identifies an exact property as Freehold or NonFreehold. Use the property identifiers rather than relying on a general list of neighbourhoods.

Verify the title document and seller

DLD’s Verify Title Deed service checks the validity of a DLD-issued Certificate of Title or Title Deed. The verification screen can use title details and offers property-only or owner-and-property checks.

Match the result to the agreement and the person signing. If a representative is involved, confirm the authority that the seller, buyer, DLD, developer and any bank will accept. A valid title document does not by itself prove authority under a power of attorney or resolve contract and liability questions.

  • Does the property reference match every page of the proposed agreement?
  • Does the owner or seller identity match the source records?
  • Is a representative acting, and is the authority current and transaction-specific?
  • Are mortgage, occupancy, lease, service-charge and access questions separately documented?

Verify the broker and office

DLD provides a Licensed Real Estate Brokers service for Dubai. Its search can use broker, office, mobile, area or ORN information. Compare the result with the identity and office communicating with you.

A record in the licensed-broker list is not a guarantee of property quality, contract suitability or financial return. It confirms one identity and registration fact. Keep the property, seller, project, contract and payment checks open.

Verify an off-plan project and escrow account

For off-plan property, use DLD’s Project Status Enquiry to review project and developer details, progress, inspection information and the project escrow account. Match the project name and number, developer entity and payment account to the SPA and instructions.

DLD and RERA’s brokerage guidance tells brokers marketing off-plan projects to verify project licensing and registration and the escrow account, and to direct purchaser payments to that account. Independently match the account before each transfer. An escrow record supports the verification process but does not guarantee completion, refund, price growth or profit.

Match the contract and payment route

Official lookups must connect to the proposed commitment. Compare the parties, property, unit, price, payment recipient, completion or handover conditions and registration route across the source records and agreement. Know what an official lookup cannot prove

  • A freehold result does not recommend the purchase.
  • A valid title result does not replace contract, authority or liability review.
  • A broker registration does not guarantee service quality or return.
  • A project-status result does not guarantee a completion date.
  • An escrow account does not guarantee completion, refund or profit.

A failed or inconsistent check does not, by itself, prove fraud. It means the evidence gate is open. Preserve the result, ask the relevant party or authority for written clarification and do not proceed on a verbal explanation alone.
