Buying Ready or Resale Property in Dubai: 2026 Transfer Guide

Follow the Dubai ready-property purchase process from title and seller checks to the agreement, e-NOC, mortgage branch, DLD transfer and keys.

A ready or resale property in Dubai already exists, but physical completion does not make the purchase automatic. The buyer still needs to confirm foreign-ownership eligibility, the title and seller, the agreement and deposit terms, any developer or bank requirements, and the DLD transfer route.

This guide follows a completed-property purchase from the first evidence checks to electronic title evidence and access. It does not cover an off-plan project lifecycle, recommend a particular property or predict investment returns.

Confirm that the buyer can own the exact property

DLD states that non-UAE nationals may own property in freehold areas. Check the exact completed property through DLD’s Property Status Enquiry. If you are buying as a non-resident individual, DLD’s completed-sale service lists a valid passport, but additional requirements depend on the parties and transaction.

Verify the property, title and seller before the offer

Identify the unit or plot by its official reference rather than only its building and marketing name. Obtain the DLD-issued title information and use DLD’s Verify Title Deed service. Confirm that the seller or representative named in the transaction has authority to act.

  • Match the owner and property identifiers across the title evidence and agreement.
  • Check the broker or office through DLD’s licensed-broker search.
  • Record any mortgage, occupancy, lease, service-charge or access issue for transaction-specific review.
  • Inspect the condition, included items and handover expectations in writing.

A successful title lookup is not a complete legal or physical due diligence. Use the pre-signing verification checklist to separate each evidence source.

Make the agreement and deposit conditional on evidence

The proposed agreement should identify the correct parties and property, price, deposit and payment route, completion requirements, included items, notices, default and termination treatment, and responsibility for the steps before DLD registration. Ask an appropriately qualified lawyer to advise on the agreement where needed.

Do not treat a reservation, security cheque or deposit receipt as ownership. It is evidence of a payment or commitment under its terms. DLD registration remains a separate stage.

Confirm the e-NOC and mortgage branch

DLD’s Property Sale Registration page lists a developer e-NOC among the required documents for its freehold completed-sale service. Confirm who obtains it, its current conditions and the point at which it is usable. Do not generalise that requirement to every property transaction.

If the property is mortgaged, move to the separate bank and release sequence before fixing the transfer date. DLD publishes a distinct mortgaged-property sale service and identifies banks or funding entities as involved parties. Ask for a written sequence showing settlement, liability or release evidence, registration and which funds must be available at each point.

The DLD page does not determine whether a buyer qualifies for finance, the loan-to-value ratio or the interest rate. Obtain those decisions from the lender and keep them separate from the seller’s expected schedule.

DLD describes completed land, property and unit sales as transactions between the seller and buyer, or their legally authorised representatives. At a Real Estate Registration Trustee centre, its published sequence includes checking documents, entering and auditing transaction data, paying fees and entering the buyer information.

  1. Reconfirm the buyer, seller, property and transaction branch.
  2. Check the current DLD document and fee list.
  3. Confirm the form of payment required for the transaction and service channel.
  4. Attend through the applicable parties or accepted representatives.
  5. Review the application data before completion.
  6. Receive the electronic title evidence and verify the issued details.

Reconcile title, payment and access after transfer

After registration, match the electronic title evidence to the buyer and property. Reconcile every payment with its recipient and receipt. Record when keys, access cards, building records, service-charge information, utilities and any tenant or occupant file are transferred.

Keep one completion pack containing the final agreement, identity and authority records, NOC or bank documents that applied, DLD application and payment evidence, title evidence, handover record and a list of open items. Do not close temporary accommodation, financing fallbacks or other dependencies solely because a transfer date was expected.

Can a representative complete the transfer?

DLD describes a sale between the parties or legally authorised representatives. Confirm the authority, form and validity accepted for the actual transaction.
